We love this Beach Cottage but need to pay for son's tuition. We own 50% and are selling our half of this home for $164,000. That would make the "selling" price $328,000 if you bought the entire house, which is amazing even now. Never thought when I needed it that it would be this low. The house appraised for twice this value a few years ago, and several realtors thought it was worth 900,000. We are pricing low because so much is on the market. Not many like this, though! If you're looking to jump in at the bottom and get the best the area has to offer, it simply won't be better than this. Several houses have sold in the depths of the recession (May-Sept) for more than this and are smaller, much farther from the beach, and ... well, kind of ugly. Several have been snapped up by investment groups.
It rents all summer and does very well. Private heated pool. The home is situated only one house from the road that runs along the beach, (old Hwy 98), so it's a quick stroll back and forth and not a commitment each time you go down. It feels like you're right across the street. The neighborhood is in the heart of our favorite area in Destin, Crystal Beach. There are bookstores, coffee shops, Publix, Walgreens, and lots of restaurants all within a short bike ride or quick drive.
The other owners are great folks and we've shared the property for 11 years. They know the market will recover and want to wait it out.
The house is fully furnished and the kitchen is full of wares. The management is done by a small company that takes a lot of care with their properties. We are one of their best rental houses.
